Annordia is looking for hotel operators to the Gallerian district in Stockholm City. The neighborhood faces significant transformation and can be the place for a new hotel cluster. 35,900 sqm in two buildings have been allocated to hotel business and there are good conditions for creating up to three separate hotels.
The Gallerian district consists of the properties Trollhättan 29-33 and holds a parking garage with approximately 700 seats, offices and the Gallerian shopping center which attracts around 18 million visitors each year. AMF Real Estate owns the entire quarter and has decided to take a holistic approach to its future development, including adding more office and commercial space in the form of additional floors. They also have the ambition to build up to three hotels with restaurants and bars that can attract both local and international visitors.
Annordia has developed concept ideas for two hotels in Trollhättan 33 and a hotel in Trollhättan 32:
Business (especially at 4-12 in Trollhättan 33):
353 rooms of 22,630 sqm with two restaurants, relaxation area and the option to run a conference center in T31 of about 3,000 sqm. A private garage with 26 parking spaces is also available. About 70 percent of the rooms are in the range of 26-30 square meters.
Sky (especially at 12-15 in Trollhättan 33):
92 rooms of 6,270 sqm with sky bar, relaxation area and the option to run a restaurant with roof terrace in Trollhättan 32. About 70 percent of the rooms are in the range of 31-35 sqm.
T32 (especially floor 5-11 in Trollhättan 32):
Three different options have been developed: boutique (124 rooms, 7,000 sqm), budget (314 rooms, 7,000 sqm) and extended stay (109 rooms, 7,020 sqm). All concepts have a restaurant and terrace on floor 11 which offers a great view of the Old Town.
