With Annordia as advisor, Stadsrum Real Estate signed a lease agreement with Winn Hotel Group for a new hotel at Marenplan in central Södertälje. The hotel comprises approximately 8,600 square metres and offers around 200 guest rooms, meeting facilities, a restaurant, a bar, and a spa.
Winn Hotel Group operates the hotel as The Dock Urban Hotel & Spa, which is part of Strawberry’s Nordic Hotels & Resorts collection. The hotel opened in November 2025.
Annordia’s assignment for Stadsrum Real Estate began in the spring of 2018 with a feasibility study. The study included an evaluation of the market conditions for a new hotel on the site, the development of a suitable hotel concept, and a rental assessment.
