The hotel market in Sweden exhibits a persisting strain which partially can be derived from the high inflation rate and lower economic activity. Fortunately, strong foreign tourism has supported the hotels as Sweden has become an increasingly cost-effective destination.

During the second quarter of 2023, the hotel market in several of the largest Swedish municipalities as well as the country as a whole has subdued from the strong recovery seen after the pandemic, which characterized most of 2022 and the beginning of 2023. However, this slowdown is anticipated as a return to more normal levels.

The modest development of the key indicators from the two previous market reports both persisted and, in certain aspects, regressed notably. Specifically, 16 out of the 25 largest municipalities in Sweden exhibit a negative trend in terms of RevPAR, while 15 out of 25 have seen a decline in their number of occupied rooms.

Some of the key indicators in the hotel market have exhibited a negative trend in April 2023 compared to the previous year. Out of the 25 major municipalities in Sweden, 15 have witnessed a decline in the number of occupied rooms, while 19 have experienced a decrease in their occupancy rates. However, amidst these unfavorable conditions, there are also positive developments to note.

Hotel operator search for hotel in Barkarby

Annordia is conducting an operator search for a new hotel in Barkarby-Stockholm on behalf of the property owner and project developer FFAB. The hotel has an excellent location and will be part of a new block with close proximity to public transport hubs and demand drivers.

The hotel market statistics for the first quarter in Sweden show strong key figures. Compared to the corresponding quarter in 2022, the number of occupied rooms increased by 31 percent, the occupancy rate by 26 percent, the ARR by 13 percent, and the RevPAR by 43 percent. However, it should be noted that these key figures are partially influenced by Covid-19 restrictions and high inflation.

Because of the Covid-19 restrictions, which still were in place during the first two months of 2022, it has been difficult to compare the statistics to and February 2023. Therefore, the March statistics are more comparable and easier to assess.
